Stage 00
Engagement & Onboarding

We begin with a free Introductory Online Consultation Call to get to know you, your project, and your aspirations. Before the call, we ask you to complete a brief form providing essential details. This allows us to offer valuable insights during the call.

Following this, we finalise the initial project brief and establish a realistic timeline, agreeing on the scope of work and associated fees. Once our appointment is confirmed, we guide you through our onboarding process to lay the foundations for a smooth and collaborative journey.

Stage 01
Project Brief, Feasibility & Preparation

We start by helping you clarify your priorities, requirements, and aspirations for your home or site. Using our expertise, we identify essential surveys and determine the consultants needed throughout the project.

We visit your site to carry out a thorough appraisal of its potential, assessing the constraints, opportunities and relevant planning considerations. From there, we refine the brief and prepare feasibility studies that explore design possibilities and solutions, helping you make confident decisions.

Stage 02
Concept Design

Once we’ve established the project’s feasibility, we develop an initial design concept tailored to your lifestyle, preferences, and project brief. This stage is all about creativity and collaboration, blending your aspirations with our thoughtful exploration to create a design that is both functional and beautiful.

For new builds, we recommend seeking pre-application advice by preparing a concise submission that communicates core principles and invites feedback. For less complex projects, we design with confidence in meeting planning policy and local guidelines.

Stage 03
Design Development

Building on the concept design and incorporating pre-application feedback, we further refine the design with consultant input, defining key aesthetic design decisions, such as external materiality.

We prepare a comprehensive planning application, complete with drawings, reports and visualisations, to give the planning authority a clear understanding of the project. We collate input from specialists and maintain close contact with the planning officer to secure a timely approval.

Stage 04
Technical Design

During this stage, we focus on the technical details that will bring your design to life. Working with the project team, we create a coordinated technical design package with drawings, schedules and specifications. This demonstrates compliance with building regulations while forming a strong foundation for accurate cost planning.

We proactively resolve intricate technical details and address planning conditions in advance to minimise construction risks. We also assist with finding the right builder, reviewing their quote, and finalising their scope and cost.

Stage 05
Construction

We facilitate the start of construction by preparing and finalising the building contract, advising on key terms, and recommending the most suitable contract type.

During construction, we monitor progress through regular site visits, quality checks and valuations. We work closely with the contractor to resolve design queries and keep the project on track for quality, budget and timelines. At the end of this stage, we identify defects for remedying, and we issue a certificate of Practical Completion, marking the building ready for occupation.

Stage 06
Handover & Occupation

Following practical completion, we manage the handover process to ensure all requirements are met and any remaining or arising defects are identified. We conduct a detailed walk-through to transfer key building knowledge from contractor to client. We also provide as-built drawings and certifications, to be incorporated within a comprehensive handover manual.

Once all tasks and defects have been addressed, we issue a final certificate to conclude the building contract.

Stage 07
In Use

We offer ongoing post-occupancy support to review building performance, address maintenance needs, and communicate lessons learned. This service is particularly valuable for developers seeking to refine and improve their process, decision-making and outcomes for future projects.

If needed, we assist in creating marketing material for rental or sale, helping you achieve the maximum value from your development.
